APN: 177-100-25 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. The 100-Year Flood Depth will be <br /> approximately 1 foot above the natural ground. <br /> French Camp Road has an existing right-of-way width of 80 feet, and <br /> a planned right-of-way width of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. The frontage improvement for French Camp Road shall be <br /> constructed in conformance with the standards for one-half of <br /> an 84-foot right-of-way rural arterial road. <br /> (Development Title Section 9-1150 . 2) <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $1, 399 . 00 <br /> per 1, 000 gross square foot of building as "Warehouse" in the <br /> Stockton area. The fee can be reduced by a credit toward the <br /> formal use if the last verifiable legal use is within two (2) <br /> years.
