Proposed private access and utility easements across Parcel 1, including turnaround accommodations at their <br /> terminations and comer cutoffs at intersecting roads, shall be provided for the benefit of the Designated <br /> Remainder. The required easements shall be shown on the Parcel Map and shall be noticed on a recorded <br /> Notice of Minor Subdivision Restriction. The Notice shall read as follows: <br /> We also hereby make an irrevocable offer to provide private access and utility easements across Parcel <br /> 1 including turnaround accommodations at their terminations and corner cut-offs at intersecting roads <br /> for the benefit of the Designated Remainder upon conveyance of any of the parcels to another party. <br /> 4. Prior to the issuance of a non-agricultural building permit on the Designated Remainder,a private access <br /> roadway and turnaround from French Camp Road shall be constructed in conformance with fire road <br /> standards and applicable San Joaquin County Improvement Standards.The required improvements shall be <br /> noticed on a Declaration of Minor Subdivision Restriction—Non Rescindable and recorded concurrently <br /> with the Parcel Map(contact Department of Public Works,Development Services Division for processing) <br /> (Development Title 9-1150.15[c][d])(A fee for processing the Declaration will be required.) <br /> 5. All parcel maps in areas of special flood hazard shall contain an additional map sheet which indicates its <br /> relationship to the parcel map and contains the location of any watercourses and the extent of the one <br /> hundred year flood elevations. <br /> Informational Notes: <br /> (i.) All new construction and the substantial improvement of any structure in the area of special flood hazard <br /> shall be elevated or floodproofed in accordance to San Joaquin County Ordinance Code Section 9-1605.12 <br /> (a-c). <br /> (ii.) An encroachment permit from the State Central Velley Flood Protection Board shall be obtained for work <br /> done on the South Fork of South Little Johns Creek and the North Fork of the South Little Johns Creek <br /> channels and within 10 feet of their levee toes. <br /> (iii.) Uses and new structures within the Federal Emergency Management Agency's designated floodways of <br /> the South Fork of South Little Johns Creek and the North Fork of the South Little Johns Creek shall be <br /> subject to the requirements of San Joaquin County Ordinance Code Sections 9-1605.16 and 9-1605.17. <br /> (iv.) At the time the parcels are developed,the developer shall provide drainage facilities in accordance with the <br /> San Joaquin County Development Standards. <br /> (v.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity. <br /> (vi.) This property is subject to the requirements of San Joaquin County Mosquito&Vector Control District <br /> (209-982-4675)and the California Health and Safety Code for the prevention of mosquitoes.Best <br /> Management Practices(BMP)guidelines for stormwater devices,ponds and wetlands are available. <br /> AC:JR <br />
