Exhibit "1" <br /> Delicato was founded by Gaspare Indelicato in 1924 and is sustained by third generation <br /> Indelicato family members. DFV also owns vineyards in the San Joaquin County. The Facility <br /> and Land Application Areas (LAAs) are located in Manteca, CA. <br /> The Facility, which is composed of winery-related structures and associated LAAs, is located at <br /> 12001 S Highway 99 in Manteca in San Joaquin County. The Facility is in the southeast quarter <br /> of Section 8 and the northeast quarter of Section 17, Township 1 S, Range 7E of the Mount <br /> Diablo Base and Meridian. <br /> Facility features include an office, wine tasting room, maintenance area, processing buildings, <br /> and tank farms. This area is mostly paved with asphalt or concrete. Approximately 130 acres of <br /> land owned by Delicato surrounds the Facility to the north, south and west sides. Process and <br /> storm water are diverted to the surrounding LAAs for vegetative uptake. <br /> Winery related activities at the Facility include receiving and shipping grape juice and/or wine, <br /> crushing and bottling activities, and distribution in bulk containers. Process water is generated <br /> from grape processing activities and during tank, equipment, and floor cleaning activities. Storm <br /> water intercepted by the paved areas of the Facility also mixes with the process water flows <br /> managed at the Facility. <br /> Delicato receives and crushes grapes according to Delicato standards, ferments, presses, <br /> blends, and stores and, fines wines. Wines are bottled at the Facility or sold in bulk to other <br /> wineries. Distillation does not occur at the Facility. Approximately 140,000 tons of grapes are <br /> crushed at the Facility annually. The crushed grapes are transferred from the <br /> crusher/destemmers to the fermentation tanks and presses. Pomace removed from the presses <br /> is either sold for offsite composting or composted onsite. <br /> Wine is transferred from the fermentation tanks to onsite storage tanks for aging and fining. <br /> During the fining process, the wine is filtered using various filtration techniques. The <br /> temperature of the wine is regulated using an ammonia refrigeration system. Finished wine <br /> designated for bottling is transferred to onsite bottling operations for packaging. Approximately <br /> five million cases of wine are bottled onsite per year. Bulk designated wine is stored in tanks <br /> after fining and blending operations and transported through a third party trucking company. <br /> The tasting room operates 7 days a week from 9—5:30 selling DFV wines and gift shop items. <br /> The tasting room also provides space for local charities for after-hours wine tastings and <br /> fundraising approximately once per month. Once a year during the harvest the tasting room <br /> sells crushed grape juice for home winemakers for five days from 9 - 5.
