Exhibit "T' <br /> Delicato proposes to implement a multi-phase facility improvement project. <br /> The first phase of the project will include increasing the number of wine storage/fermentation <br /> tanks and utilizing a portion of the site's warehouse space for wine barrel aging. The increase in <br /> tanks will allow Delicato to increase the quality of the produced wine by fully utilizing the facility's <br /> current crushing equipment's capacity. The wine barrel aging operation will allow Delicato to oak <br /> barrel age a portion of their wines prior to bottling thus increasing the quality of Delicato's wines. <br /> In preparation to the second phase Delicato will begin to utilize an off-site warehouse for <br /> finished cased good storage and customer shipments. <br /> The second phase of the project will include modifying the current process water system, install <br /> additional wine storage/fermentation tanks, relocate bottling equipment to existing warehouse <br /> space, upgrading the bottling equipment to more efficient and environmentally responsible units, <br /> upgrade and centralize crushing operations, improve the water utility of the facility, and relocate <br /> employee offices to allow tank space for the final phase of the improvement project. The office <br /> facilities will be utilizing the old bottling location or a small constructed office building no more <br /> than 10,000 square feet on the facility's grounds. The current maintenance shop will be <br /> relocated to allow a more efficient wine processing operation from the final phase's tank <br /> installation. The shop will remain on the facility's property. The off-site warehouse for finished <br /> cased goods will now be fully utilized and store all of the facility's finished bottled products. The <br /> water utility improvements will complete the current water quality improvement plan to address <br /> Arsenic concentrations and provide enough water capacity to complete the facility's <br /> improvement project. The modifications to the current process water system will be adding <br /> solids removal equipment, aerated storage and increase distribution acreage to the facility's <br /> vineyards. <br /> The final phase of the project will increase the wine storage/fermentation count to utilize the <br /> capacity of the second phase's crushing operation's improvements.
