CONDITIONS OF APPROVAL <br /> SA-93-43 <br /> MOORE PETROLEUM <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> Conditions of Approval: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a This approval shall be for a 2,400-square foot gas station and mini-mart, as shown on the <br /> Site Plan dated March 9, 1994. There shall be no dismantling or repair activities <br /> associated with this approval and the storage of inoperable vehicles or sale of automobile <br /> parts shall not be permitted. <br /> b. Submit an Improvement Plan prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, grading, <br /> and phasing details. The site's drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Improvement Plan. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, <br /> driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. Bumper guards shall be provided when necessary <br /> to protect adjacent structures or properties. (Development Title Section 9-1015.5) All <br /> required paving shall be installed prior to issuance of the Certificate of Occupancy. <br /> d. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> e. Outdoor trash bins shall be kept in an enclosure with solid masonry walls on three sides <br /> and gated on the fourth side. (Development Title Section 9-1022.4{d}{2}) Details shall <br /> be included on the Improvement Plan and be installed prior to issuance of the Certificate <br /> of Occupancy. <br /> f. Any security or parking lot lighting shall be installed according to the requirements of <br /> Section 9-1015.5{g} of the Development Title. All lighting shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted, <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorist.
