9. A minimum of eleven (11) automobile parking spaces (four per 1,000-square feet of <br /> building and .67 per employee) shall be provided for the approved use and be shown on <br /> the Improvement Plan. Parking spaces shall be surfaced and permanently maintained <br /> with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a dust-free surface. The size and location of the parking spaces shall <br /> be consistent with the requirements of Chapter 9-1015 of the Development Title. The <br /> required parking spaces shall be installed prior to issuance of the Certificate of <br /> Occupancy. <br /> h. A Comprehensive Sign Plan, consistent with the requirements of Section 9-1710.3 of the <br /> Development Title, shall be submitted to the Development Services Division for approval <br /> as a part of the Improvement Plan. A maximum of two (2) advertising signs shall be <br /> permitted for the approved use; only one of which may be a freestanding sign. Sign <br /> details shall be consistent with Chapter 9-1710 of the Development Title and the approved <br /> Comprehensive Sign Plan. <br /> i. Approved permits for underground fuel storage tanks shall be required from the San <br /> Joaquin County Fire Prevention Bureau, the French Camp-McKinley Fire District, and <br /> Public Health Services prior to approval of the Improvement Plan and issuance of the <br /> Business License. <br /> J_ A minimum ten (10) foot wide landscaped strip, respecting the tentative right-of-way width <br /> of the Arch-Airport/Sperry Specific Road Plan, shall be installed across the developed <br /> portion of the property prior to issuance of the Certificate of Occupancy. The strip shall <br /> be continuous except where crossed by driveways and walkways. All areas not used for <br /> buildings, parking,driveways,walkways,or other permanent facilities shall be landscaped. <br /> Landscape details shall be consistent with Development Title Chapter 9-1020 and be <br /> included on the Improvement Plan. <br /> 2, DEPARTMENT OF PUBLIC WORKS: <br /> (see memo dated March 7, 1994) <br /> 3.
