(3) Parking spaces and maneuvering areas for truck and trailer rigs shall be surfaced with gravel. <br /> The horse unloading area may be surfaced with grass. <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide(Development Title Section 9-1015.5[h]). <br /> (2) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of <br /> ten (10) feet from the property line unless there are at least sixteen (16) feet between the <br /> property line and the edge of the traveled roadway, in which case the setback requirement is <br /> waived(Development Title Section 9-1022.3[f]). <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings (Development Title Section 1022.4[d][2]). Screening of agricultural <br /> materials is not required. <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any comer cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> j. ANIMAL REGULATIONS: The following animal regulations apply and shall be provided: <br /> (1) Except for movement on and off the property, animals shall not be kept or maintained in coops, <br /> pens, corrals, or within barns or similar structures, closer than 40 feet from any rear or side <br /> property line. (Development Title Section 9-1045.3) <br /> k. UNIFORM BUILDING CODE: The following Uniform Building Code requirements shall apply: <br /> (1) Provide one(1)handicap accessible parking space near the entrance door. <br /> (2) Provide handicap accessible restrooms in accordance with Uniform Plumbing Code Table 4-1. <br /> (3) The occupancy will change from U-3 agriculture to S-1. Consequently, the building shall be <br /> checked for structural integrity by an engineer. <br /> Conditions of Approval -2 - PA-03-565 <br />
