Conditions <br /> Unless otherwise specffled, all Conditions of Approval and Ordinance Requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain In forge, <br /> and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. This approval is for a 4,000-square-foot slaughter house as shown on the revised site <br /> plan submitted January 23, 1995. <br /> b. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> C. A minimum of 10 parking spaces shall be provided, including one space for the physically <br /> handicapped (2.5 spaces are required for every 1,000 feet of building area). The size and <br /> location of the parking spaces shall be consistent with the requirements of Chapter 9- <br /> 1015 of the Development Title. <br /> d. All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and liquid asphalt, asphalt concrete, <br /> or Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall <br /> be provided when necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5) <br /> e. Parking lot and security lighting shall be installed according to the requirements of <br /> Section 9-1015.5(g) of the Development Title. All lighting shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> f. Except for movement on and off the property, animals shall not be kept or maintained in <br /> coops, pens, corrals, or within barns or similar structures, on property of less than one- <br /> halt acre, closer than 40 feet from any rear or side property line. (Development Title <br /> Section 9-1045.5) <br /> 9. All animal enclosures, including but not limited to pens, cages, and feed areas, shall be <br /> maintained free from litter,garbage, and excessive accumulation of manure to discourage <br /> the proliferation of flies, other disease vectors, and offensive odors. The premises shall <br /> be maintained in a neat and sanitary manner. (Development Title Section 9-1045.7[b]) <br /> h. Submit an Improvement Plan, prepared by a registered civil engineer, showing drainage, <br /> driveway access details, on-site parking, landscaping, signs, driveway gates, existing and <br /> proposed utility services, and grading.
