damaged or impaired or made non-workable or non-acceptable by water, whether the water be <br /> by overflow, flood, irrigation, drainage, or seepage (percolating or otherwise). <br /> Article 6�Improvements <br /> Section 6.01. Tenant shall be allowed to make additions and improvements on or to the <br /> Premises, provided, however, no buildings or permanent structures shall be placed upon the <br /> Premised without Landlord's prior consent. If requested by Landlord, Tenant shall provide <br /> Landlord with plans and specification covering any additions or improvements. Any additions or <br /> improvements made by Tenant shall be at Tenant's sole cost and expense. Upon expiration of the <br /> Lease, Tenant agrees to remove, at Tenant's sole cost and expense, all Tenant improvements <br /> excepting those which Landlord and Tenant agree shall remain with the Premises. <br /> Section 6.02. Tenant shall keep the Premises free from any liens arising out of any work <br /> performed, materials furnished or obligations incurred by Tenant. Landlord shall have the right <br /> to post notices of non-responsibility or any other notices that may be provided by law or which <br /> Landlord may reasonably deem to be proper for the protection of Landlord. <br /> Article 7—Premises "As Is"—Maintenance <br /> Section 7.01 No representations have been made to Tenant respecting the condition of <br /> the Premises and Tenant accepts the Premises "As Is". <br /> Section 7.02. Tenant shall maintain the Premises in good appearance/condition during <br /> the Term of the Lease, ordinary wear and tear, fire, earthquakes, floods and Acts of God <br /> excluded. At the end of the lease all organic products and material will be cleared and removed <br /> from the premises. <br /> Article 8 —Assigpment and Subletting <br /> Section 8.01. Tenant may not assign this Lease or sublet the Premises without <br /> Landlord's prior written consent. <br /> Article 9 —Insurance <br /> Section 9.01. Tenant, at its cost, shall maintain public liability and property damage <br /> insurance with a combined single limit of not less than One Million and No/100 Dollars <br /> ($1,000,000.00) insuring against liability arising out of Tenant's use or occupancy of the <br /> Premises. ` <br /> Article 10—Enlry by landlord <br /> Section 10.01.
