Article 14—Successors <br /> Section 14.01. All the terms, covenants, and conditions hereof shall be binding upon and <br /> inure to the benefit of the heirs, executors, administrators, successors and assigns of the parties <br /> hereto. <br /> Article 15 —Condemnation <br /> Section 15.01. If any part of the Premises be taken or condemned for a public or quasi- <br /> public use under the power of eminent domain, the Term hereof shall cease and terminate as to <br /> the portion so taken as of the date of the actual physical possession by the condemning authority. <br /> Such termination shall be without prejudice to the rights of either Landlord or Tenant to recover <br /> compensation from the condemning authority for damages. Neither Landlord nor Tenant shall <br /> have any rights in or to any award made to the other by the condemning authority. <br /> Article 16—General Provisions <br /> Section 16.01. The captions in this Lease are for convenience only and shall not in any <br /> way limit or be deemed to construe or interpret the terms and provisions hereof <br /> Section 16.02 Time is of the essence of this Lease and of all the provisions hereof. <br /> Section 16.03. This Lease shall be construed and enforced in accordance with the laws of j <br /> the State of California. Any action of proceeding regarding any provision of this lease shall be <br /> venued in San Joaquin County, California. <br /> Section 16.04. This Lease constitutes the entire agreement between theP arties hereto <br /> with respect to the subject matter hereof and there are no oral or parol agreements existing <br /> between the parties relative to the subject matter hereof which are not expressly set forth herein <br /> and covered hereby. This Lease may not be modified, amended, or otherwise changed in any <br /> manner except by a writing executed by the party so to be charged. i <br /> Section 16.05. This Lease may be executed in counterparts, each of which shall be <br /> deemed an original, but all of which, taken together, shall constitute one and the same <br /> instrument.
