CONDITIONS OF APPROVAL <br /> PA-0500219 <br /> Schenk <br /> Site Approval Application No. PA-0500219 was approved by the San Joaquin County Planning <br /> Commission on July 21, 2005. The effective date of approval is July 31, 2005. This approval will <br /> expire on January 30, 2007, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kathy Allen, 953-7509) <br /> a. BUILDING PERMIIT: Submit an "APPLICATION-GRADING BUILDING PERMIT". The Site Plan <br /> required as a part of the grading building permit must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the Site Plan <br /> review. <br /> b. APPROVED USE: This approval is for conversion of 576 square feet of an existing 2,496 square <br /> foot hay barn into a kennel for private use (non-commercial) for a maximum of nine dogs as <br /> shown on the Plan dated April 7, 2004. (Use Type: Animal Special Services— Kennels, Small <br /> Breeding) <br /> c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall <br /> be retained on-site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) <br /> d. OPERATION: To reduce noise, dogs shall remain inside the kennel building between the hours <br /> of 10:00 p.m. and 7:00 a.m. (Development Title Table 9-1025.9) <br /> e. FENCING: A gate shall provide access to the property and the property shall be fenced to <br /> ensure that all dogs remain on the owner's property(APN 021-048-12). <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists.
