1.04 <br /> Raymond Hoo -2- <br /> COMMUNITY DEVELOPMENT <br /> PA-06-482 (MS) <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Remainder shall be designated as "Designated Remainder" on Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. For future development of"Designated Remainder" services shall be provided in accordance with the <br /> adopted County development policies for "Division 11: Infrastructure Standards and Requirements" of the <br /> San Joaquin County Development Title, and shall be noticed by a statement on the Parcel Map. <br /> (Development Title Section 9-1135.11 [b]) <br /> 4. Dedication to result in a twenty-five(25)-foot wide right-of-way from the centerline of Buckman Road to <br /> the property line shall be required across the frontage of Parcel 1. Dedication shall include a 30'x 30'comer <br /> snipe at the Intersection with State Route 4. Dedication shall be made on the Parcel Map. (Development <br /> Title Section 9-1150.5) <br /> 5. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right-of- <br /> way,prior to approval of the Parcel Map. <br /> 6. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 7. The frontage improvements for Buckman Road shall be constructed in conformance with the standards for <br /> one-half of a fifty(50)-foot right-of-way rural street,prior to approval of Parcel Map. (Development Title <br /> Section 9-1150.2[d][3]) <br /> 8. All improvements shall be in conformance with the current Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92- <br /> 814) <br /> 9. if improvements referred to herein will not be completed prior to approval of the Parcel Map,the subdivider <br /> shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within <br /> one (1)year after approved if the Parcel Map(Development Title Section 9-1100.3D]). <br /> 10. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, CalTrans <br /> Traffic Manual and/or San Joaquin County Standards and shall be shown on the improvement plans. <br /> (Development Title Section 9-1150.2) <br /> Note: Any construction activity that results in the disturbance of at least one(1) acre of soil shall require a <br /> State NPDES construction permit. <br /> In Rural Residential roadway A.C. dike shall be prohibited and the shoulder width shall be 6-feet wide. <br /> DG:SH:av <br /> P.�OMMEWSWSIYR 2M0 FA-%0 82 w,d <br />
