MS-92-150 OF ROBERT <br /> BOGETTI (C/O R.B. AELTY & ASSOCIATES) <br /> ---------------------------------------------------------------- <br /> The applicant has submitted a Minor Subdivision pre-application to <br /> subdivide 2431 acres into fifteen 160 acre parcels. The property <br /> is located in both Stanislaus and San Joaquin Counties. <br /> The following pre-application comments are intended to inform the <br /> applicant of preliminary considerations on General Plan and zoning <br /> consistency, public and subdivision design/improvement <br /> requirements, and preliminary design constraints. <br /> General Plan/Zoning Considerations: <br /> The site' s current General Plan designation is Agriculture. This <br /> project is consistent with the General Plan. <br /> The project site is zoned AG-160, which requires 160 acre minimum <br /> parcel sizes. The proposed parcels are all at least 160 acres in <br /> size and therefor meet the minimum size requirements. <br /> Access/Circulation: <br /> The applicant is proposing that access be provided along an <br /> existing dirt road. Since the proposed right-of-way is longer than <br /> one half mile a secondary access is required. If this secondary <br /> access requires off site dedications, agreements for these <br /> dedications should be worked out prior to filing a full <br /> application. <br />
