Development Committee
Memorandum
Page 2
Subdivision Design:
If the applicant wishes to file a full application, the Development
Services Division is recommending that the subdivision be
reconfigured. Parcel boundaries should not cross the county lines
to prevent possible jurisdictional disputes.
Environmental•
This project could have a potential impact upon the federally
endangered San Joaquin kit fox. The County is in the second year
of a two year study of the kit fox. This project is within the
County' s kit fox study area. A kit fox survey should be conducted
prior to approval of the subdivision. The study could be conducted
without charge to the applicant as part of the County' s study.
NOTE: The preapplication review is designed to inform
prospective applicants of General Plan consistency,
zoning consistency, public improvement requirements,
preliminary design constraints and opportunities, and
major environmental and safety issues. This information
is provided in the hope of assisting the applicant in
submitting a better and more complete application, as
well as minimizing processing time. It is not intended
to be an in-depth analysis, and an environmental
assessment is not completed. The applicant should be
aware that a detailed review will not be done until the
full application is submitted. Also, if new or
additional information is obtained, a revised
application or Environmental Impact Report may be
required.
cc: Steve Herum
