3.5 SITE OBSERVATIONS <br /> The subject property is currently occupied by three tenants: Coast-to-Coast, Hap Jones <br /> Distribution, and Barbosa Cabinets. <br /> The subject property consists of approximately 3.89 acres of land improved with a single-story <br /> warehouse/production/distribution building and associated parking and landscaped areas. No <br /> other buildings, structures, foundations, or old ruins were observed during the SECOR site <br /> reconnaissance. <br /> 3.5.1 Exterior Property Areas <br /> Paved surface access is provided by an entrance from S. Gateway Boulevard to the east <br /> and W. Commerce Way to the south. Vegetation at the subject property consisted <br /> primarily of grass and landscaped vegetation around the building. No areas of stressed <br /> vegetation were observed on the subject property. <br /> No visible evidence of landfills, dumps, trenches, direct burial activities, or evidence of <br /> unauthorized or improper on-site disposal was observed on the subject property. <br /> Surface water flow on the east side of the subject property is to the east and to the south <br /> on the west side of the subject property. Surface water runoff discharges into the San <br /> Joaquin County sewer system through stormwater surface inlets located in the parking <br /> areas and at the base of the loading docks. No staining, discoloration, or evidence of <br /> release was observed in or near the storm drains. <br /> 3.5.2 Current Occupants <br /> 25521 —Coast-to-Coast <br /> Coast-to-Coast is an auto parts distribution warehouse. The concrete flooring in the <br /> warehouse area was in good condition with no cracks or chips. One electric powered <br /> forklift and one propane-powered forklift were observed in the warehouse area. SECOR <br /> observed the battery charging station. No staining, discoloration, or evidence of a <br /> release was observed in the vicinity of the battery charging station and the propane <br /> storage area at the time of the site inspection. <br /> 25583— Hap Jones Distribution <br /> Hap Jones Distribution is a motorcycle parts and tire distribution warehouse. The <br /> concrete flooring in the warehouse area was in good condition with no cracks or chips. <br /> One electric powered forklift was observed in the warehouse area. SECOR observed <br /> the battery charging station. No staining, discoloration, or evidence of a release was <br /> observed in the vicinity of the battery charging station area at the time of the site <br /> inspection. <br /> 25653— Barbosa Cabinets <br /> Barbosa Cabinets is a manufacturer of laminate and granite countertops. Barbosa <br /> Cabinets utilizes small amounts (less than 5 gallons) of contact adhesive, ethyl alcohol, <br /> and joint compound in the assembling of countertops.
