4.0 HISTORICAL SITE USE <br /> Historical use of the subject property and adjacent properties was evaluated as part of the <br /> Phase I ESA conducted in December 1993 by SWL. The information presented in this section <br /> of the report was obtained from the previous ESA reports. <br /> 4.1 CURRENT OWNERSHIP <br /> The subject property is currently owned by ProLogis. <br /> 4.2 OWNERSHIP RECORD REVIEW <br /> A chain of title dating back 1943 was obtained in 1993 by SWL from Kimbrough and Associates <br /> of Georgetown, Texas. The title records showed that the owners of the subject property (in <br /> chronological order) have included: Tracy Realty Company; Joe, Joaquin, and Frank Salles; <br /> Carl and Albert Navarra; Ernest, Alfred, Damon, Ralph, and David Pombo; Heinz and Gisele <br /> Carlson; Green Valley Corporation; Baseline Industries; Ernest Bobson; Violet Bobson; Tracy <br /> Industrial Partners; and King and Lyons Tracy Industrial. A copy of the chain of title was <br /> included in the 1993 Phase I ESA performed by SWL. <br /> Although the exact property uses by these owners is unknown, based on name recognition <br /> alone, there is no evidence that past owners may have contributed to environmental impairment <br /> of the subject property. Therefore, no further investigation relative to previous property owners <br /> is warranted. <br /> 4.3 AERIAL PHOTOGRAPH REVIEW <br /> Copies of aerial photos for the years 1985 and 1992 were reviewed by SWL at Pacific Aerial <br /> Surveys in Oakland, California. As reported in the previous ESA report, observations of <br /> photographs reviewed for the subject property are listed below: <br /> • The 1985 photograph showed the subject property to be agricultural land. A residence <br /> and barn were present west of the subject property. <br /> • The 1992 photograph showed warehouse/distribution buildings to the south and east of <br /> the subject property. The subject property remained vacant. <br /> In addition, SECOR reviewed a November 1996 Phase I ESA report prepared by SECOR for <br /> ProLogis on another portion of the Patterson Pass Business Park, located approximately one- <br /> quarter mile northwest of the subject property. The 1996 Phase I ESA report summarized the <br /> review of aerial photographs for the subject property vicinity reviewed at the San Joaquin <br /> County Surveyor's office for the years 1940, 1952, 1963, 1973, and 1983. As reported in the <br /> 1996 Phase I ESA report, observations of these photographs were as follows: <br /> • The 1940, 1952, and 1963 photographs showed all properties in the vicinity to be <br /> farmland used for row crop production. <br /> • The 1973 and 1983 photographs showed properties in the area to be generally in use for <br /> row crop production or pastureland. A trucking facility was visible near the intersection <br /> of Schulte Road and Patterson Pass Road, approximately one-quarter mile west of the <br /> subject property. <br /> Final ESA-30102-Tracy CA.doc 12 SECOR International Incorporated <br /> March 28,2005 <br />
