b. APPROVED USE: This approval is for a non-conforming cabinet making shop to <br /> replace a non-conforming auto repair facility as shown on the Site Plan dated <br /> March 27, 2006. (Use Type: Construction Services-Light) The use shall be <br /> completely contained within the existing 1600 square foot workshop. No outside <br /> storage is permitted. <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. <br /> If the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits. (Development Title Section 9-1245.2) <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Any additional storm water drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of two (2) parking spaces for the cabinet shop shall be provided, <br /> including one (1) accessible space, which shall be van accessible. Accessible <br /> spaces shall be located as close as possible to the primary entrance (C.C.R., <br /> Title 24). (1 space is required for every 1,000 feet of building area.) <br /> (Development Title Section 9-1015.3) The two spaces are in addition to the <br /> existing residential parking. <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall <br /> driveways designated as fire department access be less than twenty (20) feet <br /> wide. (Development Title Section 9-1015.5[h][1]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed.
