The Community Development Department considers the Construction Services-Light <br /> Use Type a less intensive use than the Truck Sales and Service-Repairs Use Type that <br /> it would replace, therefore, the new use would have no greater impact in the zone than <br /> the existing non-conforming use. There are no signs associated with the existing non- <br /> conforming use, therefore no new sign will be permitted. <br /> Building Division <br /> The proposed use will change the occupancy from an S3 occupancy to an F1 <br /> occupancy. The structure must be brought into compliance with all current code <br /> provisions including structural, plumbing, mechanical, electrical, energy and disabled <br /> access requirements. Restrooms are required and shall conform with all disabled access <br /> requirements. Also, one-hour fire walls are required on the north, south and east side of <br /> building.
