The Community Development Department considers the Construction Services-Light <br /> Use Type a less intensive use than the Truck Sales and Service-Repairs Use Type that <br /> it would replace, therefore, the new use would have no greater impact in the zone than <br /> the existing non-conforming use. There are no signs associated with the existing non- <br /> conforming use, therefore no new sign will be permitted. <br /> Building Division <br /> The proposed use will change the occupancy from an S3 occupancy to an F1 <br /> occupancy. The structure must be brought into compliance with all current code <br /> provisions including structural, plumbing, mechanical, electrical, energy and disabled <br /> access requirements. Restrooms are required and shall conform with all disabled access <br /> requirements. Also, one-hour fire walls are required on the north, south and east side of <br /> building. (C.C.R., Title 24 and Uniform Plumbing Code, Table 4-1) <br /> Provided all outstanding issues are resolved, including obtaining a sewer main unit, the <br /> Community Development Department intends to approve this project subject to the <br /> following conditions of approval. <br /> Site Approval Application No. PA-0600186 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br /> 1. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br />
