CONDITIONS OF APPROVAL <br /> SA-99-92 <br /> Voorhees <br /> Site Approval Application No. SA-99-92 was approved by the San Joaquin County Community <br /> Development Department on January 11, 2000. The effective date of approval is January 21, 2000. <br /> This approval will expire on July 22, 2001, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Tina Wehrmeister,468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION- RESIDENTIAL BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a private right-of-way for Lot 11 of the Small Farms <br /> Improvement Division"G" (APN 007-270-25)as shown on the plans submitted November 12, 1999. <br /> c. STORM DRAINAGE: For existing parcels in antiquated subdivisions over two(2) acres in size, <br /> drainage facilities may consist of a private on-site retention basin if there are no public drainage <br /> facilities within two hundred (200) feet of the parcel and the site conditions of soil permeability and <br /> groundwater level allow a retention basin to meet San Joaquin County Improvement Standards. <br /> (DevelopmentTitle Section 9-1135.12) <br /> d. ACCESS: Prior to issuance of the building permit, the private right-of-way, beginning at the north <br /> end of the existing pavement in front of Lot 19 and continuing across the full frontage of Lots 14 and <br /> 11, shall be constructed and maintained to the standards required by Section 10.207 of the Uniform <br /> Fire Code and applicable San Joaquin County Improvement Standards. Secondary access,from the <br /> north property line of Lot 11 to Jahant Road, shall also be constructed and maintained to Uniform <br /> Fire Code and County standards, as stated above, prior to issuance of the building permit <br /> (Development Title Section 9-1150.15(c)) <br /> 2.
