Discussion - Potential Contaminant Sources: It is assumed that if chemical
contamination was present on the subject property it would most likely come from past
agricultural operations using pesticides and herbicides. However, it appears that no
agricultural products of concern have been used or produced on this property for the last
5-years. No surface evidence was observed to indicate that these sources were used on
site, or from previous site use. A septic system was not located on site and due to current
site conditions it appears that at is ime there is no concern relating to septic
contamination.
Conclusions: A surface reconnaissance was performed on Wednesday, January 16, 2002
to observe present property conditions and for indications of on-site contaminant sources.
It is our understanding that the land has been used for the growth of alphalpha and
tomatoes only and that the owners are considering a change in land use. In our opinion,
due to the absence of indications of major servicing or repair of farm equipment areas,
subsurface fuel storage tanks, pesticides storage and their storage/service areas, or
development of farm buildings, the subject property does not appear to have been
contaminated from these possible sources. The above ground diesel tanks were observed
on-site appears to be properly maintained/monitored and do not appear to be an obvious
source of contamination at this time. However, if staining or leakage occurs from these
above ground diesel tanks in the future, some sampling activity may be warranted or
could be required by regulating agencies.
The property did not appear to have excessive nitrate presence from indigenous animal
overpopulation, livestock use, septic systems or agricultural chemical use on the basis of
this review. Our site reconnaissance did reveal on-site potential sources of contaminants
(i.e. above ground fuel tanks, staged farm equipment). The history of property use did
not indicate the presence or misuse of fuels or agricultural chemicals.
In our opinion, the current land use appears as agriculturally fallow and partially
developed, and on the basis of the reconnaissance and inquires reported herein,
indications of on-site contaminant sources from previous land use were not present or
observed at this time.
Limitations: This report has been prepared specifically for Thomas Pereira property
located at 15345 Grant Line Road (APN#209-190-30) in Tracy, CA.
