acreage under the proposed project relative to that approved under the existing MHMP,a joint-use agreement is <br /> proposed as part of the College Park project to permit the College Park community to use approximately 7 acres <br /> of joint-use athletic facilities proposed at the previously approved on-site community college.2 <br /> College Park would consolidate MHMP Neighborhoods A and B into a single neighborhood(Neighborhoods <br /> AB)(Figure 3-3). College Park would also consolidate the neighborhood centers planned for Neighborhoods A <br /> and B in the MHMP into a single neighborhood center containing a neighborhood-serving commercial center,two <br /> schools,and a neighborhood park.The non-shared use portion of a second neighborhood park planned for the <br /> College Park site by the MHMP would also be developed but would be separate from the neighborhood center. <br /> The community planning principles of the proposed concept plan(Figure 3-6B) are listed below: <br /> Unify the neighborhoods through using an open space corridor. <br /> Provide an open space corridor and recreation linkages along utility easements,connecting residential <br /> neighborhoods to parks, schools,and commercial areas. <br /> ► Provide a neighborhood center as the primary feature of the community,which includes a neighborhood <br /> commercial area and two K-8 schools separated by a neighborhood park. <br /> ► Locate Central Parkway to provide direct access to the college. <br /> ► Minimize the necessity of pedestrian crossing of arterial roads to access the neighborhood center. <br /> • Plan for an enhanced street image and reduced traffic impact by the use of alley accessed housing prototypes <br /> and limited driveways across from school entries. <br /> ► Provide a wide range of housing types, square footage, and costs. <br /> ► Orient Neighborhood D Planning Area to the adjacent school and park. <br /> Maintain the Open Space Corridor throughout the residential neighborhoods. <br /> 3.$.1 RESIDENTIAL COMPONENT <br /> The residential component of College Park would include up to 2,302 residential units with multiple product <br /> types.As indicated in Figure 3-6B,Very-Low Density,Low-Density and Medium-Density Residential(VL,L <br /> and M)would dominate Neighborhoods AB,while Medium-Density and High-Density Residential (M and H) <br /> would dominate the College Park portion of Neighborhood D.Ten acres of Medium-High Density Residential <br /> would also be developed in Neighborhoods AB,along Central Parkway close to Mountain House Parkway. The <br /> majority of housing provided in Specific Plan IIT is single-family detached homes in the R/L and R/M zoning <br /> districts. The type,unit size, and lot size of the residential uses being proposed under the College Park project are <br /> discussed in the College Park Specific Plan. <br /> The residential component could also include second units in addition to the primary units discussed above.The <br /> M RAP requires a portion of the low-and medium-density lots within the College Park area and the greater <br /> MHMP area to contain small,one bedroom, studio-type second units.A minimum of 10%of the total very-low, <br /> low-and medium-density lots permitted under the MHMP are required to have a second unit.
