Mountain House Community Services District Design Manual 2002 <br /> The MHCSD Design Manual contains the following parks and recreation design measures or standards applicable <br /> to the proposed project. <br /> The MHCSD Design Manual incorporates design criteria related to neighborhood and community parks. The <br /> Design Manual land use plan locates neighborhood parks adjacent to K-8 schools which are intended to increase <br /> the usability of park open space. <br /> The Design Manual provides the following statements related to neighborhood parks. <br /> • Neighborhood parks shall be sited and designed to be as visible as possible from local streets in the <br /> neighborhood to create a feeling of open space and neighborhood identity. <br /> ._ Neighborhood parks shall be designed to provide for active and passive uses. <br /> • Neighborhood parks shall be designed to be consistent with the design theme of neighborhood streets and <br /> other public open spaces, schools, and other community elements. <br /> The Design Manual provides the following criteria related to neighborhood parks. <br /> � Size—5 acres,including approximately 2.5 acres shared with K-8 school <br /> � Acreage Ratio—Approximately 1.4 acres per thousand population <br /> • Service Radius—Approximately''/2 mile,within easy reach of a child on a bicycle; neighborhood resident <br /> should not be required to cross arterial roads. <br /> The Design Manual provides the following criteria related to community parks. <br /> • Size—20-40 acres in one park;park development may be phased in minimum 10 acre areas. <br /> • Acreage Ratio—Approximately 4.1 acres per thousand population. <br /> • Service Radius—Approximately 2 miles. <br /> Site Characteristics <br /> • Contiguous,usable space. <br /> • Easy pedestrian,bicycle and vehicle access from arterial or collector streets and adjacent residential <br /> neighborhoods. <br /> • Located on a collector street or arterial street; adjacent to high school, if possible. <br /> PUBLIC SCHOOLS <br /> Federal Regulations <br /> The proposed project is not located on or in the vicinity of federal lands,and there are no federal school <br /> regulations applicable to the project. <br /> College Park at Mountain House Specific Plan III Draft EIR EDAW <br /> Public Services 4.4-7 San Joaquin County <br />
