Therefore,this alternative
would not cause the significant conflicts with existing uses(i.e.,public safety hazard from on-site irrigation
canals),the significant conflicts between proposed uses,or the significant conflicts with existing agricultural
zoning that would occur under the proposed project. Also, although this alternative would convert approximately
7 acres of Important Farmland to agricultural use associated with the development of the 18 additional residences —
(a significant and unavoidable impact),this alternative would substantially lessen the significant and unavoidable
farmland conversion impact(conversion of approximately 759 acres of Important Farmland)that would occur
under the proposed project.[Lesser] —
General Plan Policies and Zoning
As described above, the No-Project Alternative would not include development of the College Park site except for
the potential addition of 18 new residences, consistent with the County Code. Because development would not
occur, adopted policies of the MHMP would not be applicable to this alternative. Thus, consistency of the No-
Project Alternative with these policies would not be required until new development project is proposed, initiating
a separate environmental review and analysis. This alternative would lessen the potentially significant impact
related to conflicts with adopted policies of the MHM P that would occur under the proposed project.[Lesser]
Public Services
New development under the No-Project Alternative would be restricted to the 18 new residential units permitted
by existing zoning as compared to new development under the proposed project, which would include 2,252
EDAW College Park at Mountain House Specific Plan III Draft EIR
Altematives to the Proposed Project 5-4 San Joaquin County
