This Tentative Map encompasses a portion of approved j <br /> Tentative Map Tract 3479. The project consists of 130 medium-high density residential ' <br /> lots, 99 medium density residential lots, approximately 4.7 acres of Open Space to be <br /> developed as a linear park, and parcels to be developed as private streets, landscaped <br /> common areas and private courtyards. For further details, please refer to the description j <br /> % below and the following documents: ; <br /> * The Cassano Kamilos Tentative Map, including Map Attachments (see list below) <br /># • Various Reports required as part of Tentative Map package (see list below) <br /> • College Park at Mountain House Specific Plan III (Specific Plan III or SPIII), approved i <br /> by the San Joaquin County Board of Supervisors (the Board) on the 22nd of November <br /> 2005 <br /> • Mountain House Master Plan(MHMP) <br /> • Proposed San Joaquin County General Plan, Mountain House Master Plan, Mountain <br /> House Development Title, and Specific Plan III amendments, included in this submittal <br /> package <br /> � <br /> • The Cassano Kamilos Homes at College Park Special Purpose Plan, included in this <br /> submittal package <br /> • The College Park at Mountain House Specific Plan III Final Environmental Impact <br /> Report (FEIR), certified by the Board on the 22nd of November 2005, on file at the <br /> County. <br /> i <br /> The proposed subdivision is being submitted concurrent) with proposed <br /> - �_---- - -- Y P p <br /> Mountain House Master Plan, Mountain House-Development-Title, and Specific Plan III <br /> amendments. These plan amendments ensure consistency between the proposed project <br /> and adopted plans. <br /> Specific Plan III documents compliance with all required studies, plans and <br /> actions relative to the provision of community facilities and services. Please refer to the <br /> SPIII document for a detailed discussion of services to be provided, including but not <br /> limited to schools, parks, fire, police, libraries and public infrastructure. <br /> The FEIR identifies and addresses all relevant, previously adopted mitigation <br /> measures with respect to this project. For discussion of how the proposed subdivision <br /> implements or is consistent with them, please see the FEIR and SPIII documents. <br /> Housing diversity requirements for type and cost of housing, and the goal of <br /> ensuring a jobs/housing balance over time are addressed on an area-wide basis by the <br />` Mountain House Master Plan through the inclusion of a variety of housing sizes and <br /> types, the provision for second dwelling units on a portion of Low and Medium Density <br /> Residential lots, and a balanced land use plan. Specific Plan III included a requirement <br /> for second units above and beyond what was required by the Mountain House Master <br /> Plan.
