r <br /> Phase I Environmental Site AssessmeN epdate `,% Page 6 <br /> Teixeira-Souza Property—Villages D2,D3,and D4 October 27,2006 <br /> WKA No.: 5475.10 <br /> RECOMMENDATIONS <br /> To determine any potential fixture impacts to the site,the progress of the soil and groundwater <br /> investigation at the facility should be followed. It should be noted that Shell Oil Company is <br /> currently under RWQCB direction to assess and remediate petroleum related impacts to soil and <br /> groundwater resulting from the Shell Pipelines release. Because there is no other known or <br /> suspected sources of petroleum hydrocarbon releases on the Teixeira-Souza property, <br /> identification of these constituents in soil or groundwater at the site during future assessment <br /> activities should be brought to the attention of Shell Oil Company so that their remediation <br /> efforts can be completed in accordance with current regulatory agency standards. <br /> If any water supply wells or septic systems and associated leach fields and/or dry wells are <br /> encountered during earthwork activities, they must be properly abandoned in accordance with <br /> San Joaquin County requirements and the recommendations of a qualified geotechnical engineer. <br /> In summary, WKA has completed this Phase I ESA Update for the Mountain House Teixeira- <br /> Souza Property,Villages D2, D3, and D4,the workscope items of which were performed in <br /> general conformance with the scope and limitations of Section 4.6(Continued Viability of <br /> Environmental Site Assessment), and Sections 4.7 and 8.4 (Prior Assessment Usage) of the <br /> ASTM Standard E 1527-05 for Environmental Site Assessments. No exceptions to,or deletions <br /> from the Standard Practice,with respect to the selected ASTM workscope items, were made during <br /> the completion of this update. <br /> Non-scope considerations, such as naturally occurring asbestos, wetlands evaluation, laboratory <br /> testing of the soils and groundwater beneath the site for environmental contaminants (such as <br /> agricultural-related pesticides,termiticides, PCBs, or arsenic and lead), and assessments for <br /> asbestos containing materials and lead-based paint were not included or requested as part of this <br /> Phase I ESA. <br /> LIMITATIONS <br /> The statements and conclusions in this report are based upon the scope of work described above <br /> and on observations made only on the date of the updated site reconnaissance, August 14, 2006. <br /> The work was performed using a degree of skill consistent with that of competent environmental <br /> consulting firms performing similar work in the area.
