Easements over private lots or HOA parcels may be created to provide for a <br /> variety of purposes including but not limited to public access and/or use, <br /> common access and/or use,private access and/or use, private structures <br /> appurtenant to dwelling units such as, but not limited to covered porches, <br /> balconies,bay windows, eaves, media niches, chimneys or other projections <br /> from the main building, patios or courtyards, and maintenance of landscaping <br /> or constructed elements (see Figure 4.2 and 4.3). <br /> 2. Public utilities occurring on private or HOA property shall be provided within <br /> easements. Public Utilities Easements may be mapped as "blanket" <br /> easements on HOA parcels, with exclusion areas as appropriate (see Figure <br /> 4.3). <br /> 3. A wall maintenance easement 5' in width shall be provided where necessary <br /> to ensure the ability of those responsible to make repairs to soundwalls and <br /> community walls located in public rights-of-way adjacent to the project site. <br /> 4. Where public- or common- access easements are not sufficient to ensure <br /> adequate space for the maneuvering of emergency vehicles, an Emergency <br /> Vehicle Access easement (EVA) may be recorded to provide adequate access <br /> to emergency services. These easements may occur in any land use zone (see <br /> Figure 4.3). <br /> 5.
