The project would also include an open space parcel. The residential <br /> portion of the subject property is zoned R-L (Low Density Residential) and the Open <br /> Space Parcel is zoned P-F (Public Facilities). The R-L parcels range in size from 5,700 <br /> square feet to over 13,000 square feet. The density of residential development is 3.9 <br /> dwelling units per acre, which is within the Specific Plan III density range for R-L. The <br /> open space parcel is intended to serve as a buffer to the R-VL (Very Low Density <br /> Residential) area known as Grant Line Village, which is immediately north of the proposed <br /> development. <br /> Primary access to the project would be provided by College Park Avenue a Collector <br /> street. This road, which is located in the northern part of the project, would extend east <br /> from the project to Central Parkway. <br /> The project is located approximately 670 feet south of Grant Line Road, west of Central <br /> Parkway (not yet constructed) in the southwestern portion of the Mountain House <br /> community within the Specific Plan III area. Mountain House is located in southwest San <br /> Joaquin County, northwest of the City of Tracy. (Supervisorial District 5) <br /> The Community Deveiopment Department and reviewing agencies have reviewed the <br /> applications noted above and offer the following comments/conditions of approval: <br /> 1 <br />
