All conditions of approval andall applicable impacts and mitigation measures identified <br /> in the SP III plan and SP III.EIR are to be met prior to filing_of any of the project's Final <br /> Maps unless specifically noted under a condition and shall be in compliance with the <br /> MHCSD standards and specifications and.as directed by the MHCSD General Manager. <br /> The MHCSD.General.Manage r may,defer a condition if bonding is provided and it can <br /> be demonstrated to the satisfaction'ofthe MHCSD General Manager that it is not <br /> required-for the phase of Traet 3601 being developed. <br /> J. All public.lands shown on.the tentative map shall be dedicated or.offered for dedication <br /> to MHCSD a#the time-of approval of the Final Map in accordance'with the PLEP <br /> Ordinance, if applicable. <br /> K. All street sections shall meet all applicable State Fire Code requirements as determined <br /> by the MHCSD General Manager. <br /> L. Groundwater rights shall be dedicated to the MHCSD upon approval of Final Maps. <br /> M. Whenever all or any portion of a local or arterial street is constructed, the improvements <br /> shall include the installation of all streetlights.The Neighborhood lighting shall be <br /> provided as required by the MHCSD Design Manual and as determined by the MHCSD <br /> General Manager. A Photometric layout of the lighting along with calculations showing <br /> conformance to MHCSD Standards shall be required. Street lights shall conform to the <br /> MHCSD Technical Specifications and Standard Details. <br /> N. Restricted access shall be shown on the Final Map and shall be in accordance with the <br /> Master Plan,the Design Manual, and the MHCSD's Specifications and as determined by <br /> the General Manager. <br /> O. Recycling of construction wastes, such as wood and metal, shall be made part of the <br /> improvement plans and construction specifications for contractors in compliance with <br /> MHCSD requirements. Condition shall be met before approval of final maps. <br /> P. The General Manager shall have the flexibility to implement alternative funding of the <br /> various improvements subject to existing agreements and ordinances. <br /> Q. All residential buildings shall be wired per specifications in the"Low Voltage <br /> Construction Pre-wire Guidelines"and other specifications provided by the MHCSD. <br /> R. The Developer shall fund the Community Monitoring and Mitigation Monitoring Programs <br /> including the annual Traffic Monitoring Report. The developer shall also fund the <br /> MHCSD's efforts to monitor compliance with the Tentative Map conditions of approval. <br /> 2. Record Drawings: Record Drawings shall be provided prior to acceptance of the <br /> improvements by the MHCSD. Record Drawings shall also be provided in digital format <br /> consistent with MHCSD File Format. <br /> 3. Final Map Digital File: A digital file of the Final Map shall be submitted to the MHCSD and <br /> to the Community Development Department. The digital file format shall be consistent with <br /> requirements of the County Assessor and Community Development Department GIS <br /> i division and the MHCSD digital file format. Condition shall be met prior to approval of Final <br /> Map. <br /> ' 4. Geotechnical Report: All infrastructure designs shall be shown on the grading and <br /> improvement plans and shall comply with and incorporate the recommendations of the <br /> Geotechnical Engineering Studies. Condition shall be met before approval of Final Map. <br /> 5. Environmental Hazards: Comply with all recommendations of the Environmental Site <br /> Assessment prepared for the project.
