The,plan shall include but not be limitedito the <br /> 'following: s <br /> Phasing for"relocation and improvement of surface and subsurface drainage facilities. <br /> B. Locations and timing; <: <br /> C. Identification of,"dewatering" areas and temporary or permanent methods for the <br /> dewatering system and connections to the storm water collection system as determined <br /> necessary by the plan; <br /> D. BBID Encroachment Permits, <br /> Timing: Condition shall be met prior to approval of the first Final Map, <br /> 7. Community Facility Fee: Prior to issuance of the residential building permit,the developer <br /> shall comply with the most recent update of the Community Facilities Fee (CFF) Plan as <br /> determined by the MHCSD. <br /> 8. Library: Prior to issuance of the 4,500th residential building permit in the Mountain House <br /> Master Plan Area, begin construction of a library consistent with the requirements of the <br /> Master Plan and most recently adopted community facility plan and most recently adopted <br /> library plan. Completion shall be done within twelve months of commencement of <br /> construction, unless an extension is approved by the MHCSD General Manager. <br /> Alternatively, as determined by MHCSD, funding sufficient for the above described facility <br /> shall be provided to the MHCSD to provide library services in a manner determined by the <br /> MHCSD General Manager. <br /> 9. Corporation Yard„Facilities: Construction shall begin prior to issuance of the 4,5001h <br /> residential building permit in the Mountain House Master Plan area, unless the MHCSD <br /> General Manager determines that the facilities are not yet required. If the General Manager <br /> authorizes the facility to be deferred, the developer shall provide adequate bonding to the <br /> MHCSD assuring construction at the time the MHCSD General Manager determines the <br /> facilities to be required. Upon acceptance, the Facilities shall be dedicated to the MHCSD. <br /> This condition can be satisfied by an agreement acceptable to the MHCSD that the required <br /> facilities will be constructed on this schedule. <br /> 10. O & M Vehicles: Prior to the issuance of the residential building permit developers will <br /> deposit in a MHCSD maintained Vehicle Capital Fund an amount equal to their prorata <br /> share (based on the CFF Plan Fee formula as determined by the MHCSD) of the total cost <br /> of O&M Vehicles as that cost is specified in the latest update of the CFI= Plan Fees. <br /> 11. Police and Fire Vehicles: Prior to issuance of the residential building permit developers <br /> will deposit in a CSD maintained Vehicle Capital Fund an amount equal to their prorata <br /> share (based on the CFF Plan Fee formula as determined by the MHCSD) of the total cost <br /> of Police and Fire Vehicles as that cost is specified in the latest update of the CFF Plan <br /> Fees. <br /> 12. Transit Vehicles: Prior to the issuance of the residential building permit, developers will <br /> deposit in a MHCSD maintained Vehicle Capital Fund an amount equal to their prorata <br /> share (based on the CFF Plan Fee formula as determined by the CSD)of the total cost of <br /> Transit Vehicles as that cost is specified in the latest update of the CFF Plan Fees. <br /> 15 <br />
