Fire Truck Access and Egress from Tract 3601 shall use a minimum 45-foot turn'outside <br /> radius in the roadway design. <br /> I <br /> ' D. Curb bump outs or other traffic calming devices may be required on A Street as <br /> {I determined by the MHCSD. <br /> 20. Transportatiog Manasaernent: <br /> A. The applicant shall comply with the requirements of the Transportation Demand <br /> 1 Management and Transit Plan (Hoyt, 1997)as.administered by the MHCSD. <br /> Timing: ongoing. <br /> B. Alleys and T-intersections shall be designed with adequate right-of-way and radii to <br /> allow passage and turning movement for waste collection vehicles and fire trucks. <br /> C. Use Autoturn to ensure the intersection at"College Park Avenue" and "A Street" and the <br /> intersection of"Pasqua Glen"and "A Street"and the cul-de-sac will accommodate <br /> emergency and service vehicles. <br /> D. The applicant shall prepare a Safe Route to School plan for approval by the school <br /> district and MHCSD. <br /> E. Full/ultimate improvements for"A"Street shall be constructed and dedicated. <br /> F. The full width of"A"Court Cul-de-sac shall be extended to the southern boundary line of <br /> the project. <br /> G. Prior to the first building permit, Pasqua Glen shall be constructed to La Barbera <br /> Avenue, and La Barbera Avenue shall be constructed to Central Parkway. Also, College <br /> Park Avenue shall be constructed to Central Park. <br /> 21. Truck Management Plan: Traffic shall comply with the Construction Truck Management <br /> Plan administered by the MHCSD. Project construction plans shall include specifications to <br /> the contractor outlining compliance requirements. A traffic control plan showing <br /> construction traffic routes within the MHCSD's boundary shall be provided for approval by <br /> the MHCSD prior to beginning of any construction. This plan is required from the developer, <br /> the builders, and all contractors and subcontracts working within MHCSD's boundary. The <br /> applicant shall pay all review fees prior to approval of the plan. <br /> 22. Community Walls: <br /> A. Sound walls, meeting the design requirements contained in the MHCSD Design <br /> Guidelines, shall be installed on arterial streets (except for Central Parkway)when the <br /> adjacent development(or phased development) has abutting lots. The length of the <br /> sound wall shall match the total length of the lots abutting the arterial street plus an <br /> additional length that will close a gap to a previously constructed wall not more than 200 <br /> feet away. The wail shall undulate and shall be consistent with ail community approvals. <br /> B. The sound walls shall be constructed consistent with the MHCSD Design Manual, the <br /> Master Plan and as shown on the preliminary sound wall plans, unless otherwise <br /> determined by the as. <br /> General Manager. <br /> 21 <br />
