Kloberdanz & Associates conducted <br /> a Phase I EZfor <br /> ironmental Site Assessment (ESA) of the Property listed above (see maps in <br /> ,Appendix approximate Areas of study). The purpose of this Phase I ESA was to <br /> identify, to he extent feasible, pursuant to the job's processes and time limitations, <br /> Reco Environmental Condition(s)"* in connection with the Property, thereby <br /> assisting the Client in discovery of possible past or present sources of environmental <br /> contamination, along with the identification of the potential for environmental <br /> impairments from hazardous wastes and/or petroleum products at this site, or <br /> environmental degradation of immediately adjacent properties that could cause, or have <br /> caused, such environmental liabilities or other related concerns to the Subject Property. <br /> "The term recognized environmental conditions means the presence or likely presence of any hazardous substances or <br /> petroleum products on a property under conditions that indicate an existing release,a past release, or a material threat <br /> of a release of any hazardous substances or petroleum products into structures on the Property or into the ground, <br /> ground water, or surface water of the Property. The term includes hazardous substances or petroleum products even <br /> under conditions in compliance with laws.The term is not intended to include de minimis conditions that generally do <br /> not present a material risk of harm to public health or the environment and that generally would not be the subject of an <br /> enforcement action if brought to the attention of appropriate governmental agencies. Conditions determined to be de <br /> minimis are not recognized environmental conditions. <br /> The investigation summarized in the following report was conducted using that level of <br /> skill and care as would be used by a competent professional in the industry for a similar <br /> project and under similar circumstances and conforms to the guidelines as set forth in <br /> ASTM Standard 1527-00. <br /> 1.1 Scope-of-Work & Special Terms and Conditions Appendix D <br /> Towards this a series of investigative tasks was used, as applicable and available within <br /> the scope of this project. The Scope-of-Work, and any special terms and conditions, are <br /> included in Appendix D. <br />
