INTRODUCTION <br /> Our office has been retained by William Ohm to perform a soil <br /> suitability study for his property located on the north side of <br /> Greenwood Rd between Kasson and McCracken Rds, Tracy, California <br /> (APN 255-024-03 ) . The purpose of this study is to determine the <br /> suitability of the property for septic tank usage in light of the <br /> proposed development. This study was performed according to the <br /> requirements of Section 9-1105.2 (d) of San Joaquin County <br /> Development Title. This report presents the results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG- <br /> 40, for general agricultural use. The subject property consist of <br /> a rectangular shaped 196 . 8 acre parcel located on the north side of <br /> Greenwood Rd between Kasson and McGracken Rds. It is proposed to <br /> divide the property into 2-98 .4 acre parcels (Parcels 1 & 2 , see <br /> the attached Parcel Map, Plate No. 1) . There are no existing <br /> structures on the subject property. Both parcels will have a <br /> proposed homesite. The proposed homesites will be located at the <br /> south end of the parcel with an approximate 100 foot set back from <br /> Greenwood Rd. <br /> III . PRESENT AND PAST USE OF THE SITE <br /> Since the 1950 's, the property has been used to cultivate <br /> various row crops. Prior to the 1950 's, the property was dry land. <br />
