PA-1800183 OF 132 INVESTMENTS <br /> (C/O KEN KAESTNER) (APN: 255-250-09) (ADDRESS: 34150 S. <br /> GREENWOOD ROAD, TRACY) <br /> The applicant has submitted the above referenced Site Approval application to construct <br /> a gas station and convenience store. The existing 53-acre parcel-is currently developed <br /> with two(2)retail stores, a child care center, a drive-up coffee stand, and a walnut orchard. <br /> The project includes the demolition of six (6) existing structures formerly used as gift <br /> shops, and the construction of a 9,500 square foot convenience store, a 5,040 square foot <br /> canopied island with six (6) gas pumps for vehicles, a 1,426 square foot canopied island <br /> with three (3) double-feed gas pumps for trucks, and a 1,000 square foot restroom <br /> building. The proposed project also includes the installation of an outdoor rest area with <br /> benches and tables, a 499-gallon propane tank and dispenser for propane sales, and <br /> above-ground fuel tanks totaling 16,000 gallons. (Use Type: Gasoline Sales - <br /> Combination) <br /> The project site is located at the north east corner of Greenwood Road and State Route <br /> 132, south east of Tracy, adjacent to the Stanislaus County line. <br /> The property has a General Plan designation of A/G (General Agriculture) and is zoned <br /> C-X(Crossroads Commercial). <br /> The Community Development Department has reviewed the proposed Use Permit <br /> application and offers the following comments: <br /> Background <br /> On April 25, 1965, the Planning Director approved Use Permit application No. UP-3242 to <br /> establish a produce stand on an existing agricultural parcel. <br /> Since this time, various applications have been approved on site, including a <br /> gasoline/service station, commercial sales, a cell site, a child care center, and a recreational <br /> vehicle park. <br /> On February 4, 2005, the Community Development Department approved Lot Line <br /> Adjustment application No. PA-0400799.
