Prior to issuance of any <br /> building permits related to this application, title must be transferred in order to complete the <br /> Lot Line Adjustment. <br /> Site Plan <br /> The site plan depicts a proposed propane tank located in front of the proposed fuel canopy, <br /> however no setback is depicted. The proposed propane tank must be set back a minimum <br /> of twenty (20) feet from the front property line. The setback for the propane tank must be <br /> depicted on a revised site plan. <br /> The site plan depicts a proposed fifty (50) square foot pole sign located adjacent to State <br /> Route 132, however no further information is provided, and no details are provided regarding <br /> existing signs onsite. The applicant must be provided detailed information regarding the <br /> proposed sign, and any existing signs. <br /> Parkin <br /> The site plan depicts a total of sixty-one (61) parking stalls, measuring nine (9)feet wide by <br /> eighteen (18) feet in depth for automobiles for the proposed gas station facility. Parking <br /> requirements are determined by the use type, size of structures, number of employees, and <br /> number of seats. Pursuant to Development Title Table 9-1015.3(b), the Gasoline Sales - <br /> Combination use type requires four (4) parking spaces for every 1,000 square feet of <br /> building and .67 per employee. As a result, a total of forty-one (41) parking spaces would <br /> be required for the proposed gas station facility. The site plan appears to meet this <br /> requirement. Additionally, pursuant to Development Title Section 9-1015.5 (b)(1), each <br /> parking stall shall be an unobstructed rectangle, minimum of nine (9)feet wide by twenty <br /> (20)feet long, except for parallel stalls, which must be nine(9)feet wide by twenty-six(26) <br /> feet long. <br /> Development Title Section 9-1015.9 states that requirements of the chapter may be <br /> modified by the Director in cases in which, due to the unusual nature of the establishment <br /> proposed or the development proposal submitted for it, the requirements set forth in the <br /> Development Title may be considered insufficient or excessive. The applicant must depict <br /> the required parking dimensions on a revised site plan or submit a letter requesting a <br /> modification for review. <br /> Surfacing <br /> The site plan depicts that the project area will be paved, but the surfacing material is not <br /> depicted. Pursuant to Development Title Section 9-1015.5 (e), all parking spaces, <br /> driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> asphalt concrete or Portland cement concrete. The applicant must depict the required <br /> surfacing on a revised site plan. <br /> Lighting <br /> The site plan does not depict parking lot lighting and the applicant states that the facility will <br /> operate from 6:00 a.m. to 10:00 p.m daily. Pursuant to Development Title Section 9- <br /> 1015.5(g), parking lot and security lighting must be installed if the parking area is to be used <br /> at night and all lighting must be designed to confine direct rays to the premises with no spill <br /> over. Parking lot lighting must be shown on the revised site plan. <br /> 2 <br />
