For future development of'Designated Remainder" improvements shall be provided in accordance with <br /> the adopted County development policies for"Division 11: Infrastructure Standards and Requirements" <br /> of the San Joaquin County Development Title,and shall be noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66424.6) <br /> 4. Dedication to result in a 30-foot wide right-of-way from the centerline of Grider Way to the property line <br /> shall be required across the frontage of Parcels 1 and 2. Dedication shall be made on the Parcel Map. <br /> (Development Title Section 9-1150.5) <br /> 5. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right-of- <br /> way, prior to approval of the Parcel Map. <br /> 6. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 7. The frontage improvements for Grider Way shall be constructed in conformance with the standards for a <br /> 60-foot right-of-way Local Commercial Street. <br /> 8. If improvements referred to herein are not completed prior to recording the Parcel Map,the subdivider <br /> shall execute an agreement with the County of San Joaquin ensuring the completion of improvements <br /> within one (1)year after approval of the Parcel Map. (Development Title Section 9-1100.3b]) <br /> 9. All improvements shall be in conformance with the current Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin department of Public Works prior to <br /> approval of the Parcel Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92- <br /> 814) <br /> 10.
