Rubino/Schmidt Property Page 11 of 13 Our Project Number: E07215A January 10, 2008 5.0 CONCLUSIONS AND RECOMMENDATIONS Given the historical uses of agricultural chemicals and petroleum products used by Rick's Auto Repair on the subject property, meaningful conclusions regarding the presence or extent of such material cannot be determined without soil sampling and analysis. Such sampling and analysis is especially warranted in the conversion of agricultural land into residential use. Should the property be developed for future residential use, the EHD should be contacted for direction regarding the potential for impacts to groundwater from the agricultural history of the property and vicinity. The trash and debris piles on the subject property should be disposed of appropriately. The soil piles located at the northern end of the property should be disposed of appropriately or tested to determine their acceptability for future site uses. Should the property owners or the EHD be concerned about PCB contamination from the transformer, PG&E should be contacted to test, retrofit, or replace the transformer. It is recommended that all tires and hazardous materials associated with Rick's Auto Repair be handled and disposed in accordance with all applicable laws and regulations. If the existing structures are to be renovated or demolished, a survey to detect lead-based paints and asbestos-containing materials should be conducted prior to any such activities. Any wells or septic systems identified which will not remain in use should be abandoned under 5 i EHD oversight. Any additional infrastructure or buried debris that may be encountered during site grading or development should be removed and disposed of in accordance with all applicable regulations. Asbestos-containing pipe may be present on the site from past agricultural irrigation practices. As the site is developed, any stained soil or sources of contamination identified should be characterized and properly disposed in accordance with federal, state, and local regulations.
