LFR Inc. <br /> • Does he know of any notices from any governmental entity regarding any possible <br /> violation of environmental laws or possible liability relating to hazardous <br /> substances or petroleum products? <br /> Mr. Rubino's response was "no." <br /> • Do you know of specific chemicals that are present or once were present at the <br /> property? <br /> Mr. Rubino's response was "no." <br /> 4.4 Commonly Known or Reasonably Ascertainable Information <br /> Mr. Rubino was asked the following question as part of the assessment: <br /> • Based on your knowledge and experience related to the property are there any <br /> obvious indicators that point to the presence or likely presence of contamination at <br /> the property? <br /> Mr. Rubino's response to the above question was "no". <br /> 4.5 Valuation Reduction for Environmental Issues <br /> Mr. Rubino was asked whether the purchase price being paid for this property <br /> reasonably reflects the fair market value of the property. If he concluded that there is a <br /> difference, it was asked whether it had considered whether the lower purchase price is <br /> because contamination is known or believed to be present at the property. <br /> Mr. Rubino's response was "yes." <br /> 4.6 Owner, Property Manager, and Occupant Information <br /> LFR met Mr. Frank Rubino, a site owner and representative during the site visit.
