Dutra Jr. property addressed at 29707 <br /> Grooms Road, Oakdale, California 95361. The planned development of this property <br /> consists of dividing two(2)parcels totaling 55 acres into four(4)ten acre parcels and a <br /> designated remainder parcel of 15 acres that is in Section 23, Township 1 South, Range 9 <br /> East,Mount Diablo Base and Meridian in San Joaquin County, California. <br /> Submitted for your review and consideration are the results of shallow and deep <br /> percolation tests and a soil profile test conducted on the Joe Dutra Jr. property located at <br /> 29707 Grooms Road,Oakdale,California 95361. <br /> PROPERTY CURRENT AND PAST USE: The project site is located in an agricultural <br /> area situate in the northwest quadrant of the intersection of Henry and Grooms Roads. The <br /> present 55 acres is devoted entirely to agricultural pursuits. All of the planned five parcels <br /> are presently producing alfalfa. The only improvements on the subject property are situate <br /> on Parcel 4 and abut the north boundary of Grooms Road and consist of an old milk barn, <br /> a storage bin and a foundation for a structure that no longer exists. These are evi—d <br /> that at some time in the past,the property was involved with the dairy business. <br /> San Joaquin County Assessor and Recorder records were researched which <br /> revealed that Joe Dutra Jr. and Jill Dutra were granted this subject property by Carl <br /> Dawson Landon, as executor of the estate of Francis Dawson Landon on March 8, 2001. <br /> and they have devoted the land to agricultural use during this time. The area surrounding <br /> the subject property is also devoted to agricultural use. Other than a possible dairy <br /> business,there is no apparent evidence that indicates the property has been subjected to <br /> industrial type use. Property owner Joe L. Dutra Jr. informed me that he and his father <br /> have been involved in farming the subject property for at least three years. <br /> FUTURE PLANNED PROPERTY USE: The planned development will allow the <br /> present property owner to continue to farm the subject property to produce alfalfa or some <br /> other agricultural product as they presently do with the future possibility of selling the <br /> subject property undeveloped or develop the subject property first and then sell. <br /> POSSIBLE SEPTIC CONTAMINATION: Existing San Joaquin County records of <br /> septic system permits in the immediate area of the subject property were reviewed.
