• SOIL SUITABILITY STUDY
Introduction
Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Gwen Bender and
Arlene Lawry to conduct a Soil Suitability Study for the property located at 31345 East
Grooms Road, Oakdale, California (Plate 1).
The Soil Suitability Study was conducted to determine whether the soils are suitable for
use with a septic system. The study was performed according to the requirements of
Section 9-1105.2(d) of the San Joaquin County Development Code.
The formatting of the report has been designed to follow the recommendations of the
San Joaquin County Environmental Health Department as described in its Soil
Suitability Study Requirements Checklist.
Proposed Development
A minor subdivision is proposed to divide the Site into two parcels (Plate 2). Ms. Lawry
indicated that no changes to the use of the Site are planned.
• Site Description
The Site consists of Assessor's Parcel Number (APN) 207-280-04, approximately 30
acres in size. It is located at 31345 East Grooms Road, Oakdale, California. The Site
is a rice field crossed by an irrigation canal (Plate 3). No structures or wells are present.
The elevation of the Site, according to a United States Geological Survey topographic
map, is approximately 140 to 145 feet above mean sea level (Plate 4). The Site is
relatively flat.
The San Joaquin County Community Development Department web site states that the
Site is zoned AL-10, limited agriculture with a minimum parcel size of 10 acres. This
zoning designation "is intended to recognize and preserve areas that contain existing
concentrations of small-scale agricultural operations and dwellings."
•
LOGE 1608 Page 1
