e . Details of a landscaping and irrigation plan shall be shown on the Improvement Plan. Landscaping details shall include a key showing the size, type, number , and spacing of all proposed plantings . Details of an automatic and timed sprinkler system shall be shown . All approved landscaping and sprinklers shall be in placve prior to issuance of an occupancy permit . ( 1 ) A minimum ten-foot-wide landscaped strip, excluding curbing, is required along Golden Gate Avenue and Guernsey Avenue . The strip shall be measured from the street right-of-way line , allowing openings for walk- way or driveway purposes . ( 2 ) Planting may include natural features, such as rock and stone , as well as structural features including, but not limited to, fountains and sculptures . Planting shall include the installation and main- tenance of trees, shrubs , flowers, and lawn. ( 3 ) Except as otherwise noted, all landscaping shall be installed in the following manner : Trees: Spaced not to exceed 25 feet on center . Shrubs : Spaced not to exceed 10 feet on center at a ratio of 20 percent for 5-gallon size and 80 percent for 1-gallon size . Groundcover : 100 percent coverage. ( 4) Plants shall be of nursery-grown stock, according to current California nursery standards . (5) All new trees shall be selected from the San Joaquin County Approved Tree List . At least 25 percent of all required trees shall have a minimum three-inch caliper trunk, if standard, and a minimum 1%-inch caliper trunk, if multiple. Each caliper shall be measured 12 inches above the root ball . ( 6) Protective six-inch concrete curbs or standard concrete wheel stops are required where planting abuts parking stalls or driveways . ( 7 ) Plantings, excluding trees, shall extend no more than three feet above any street curb within 15 feet of a driveway or within 30 feet of a street intersection. (8 ) The southern portion of the project site shall be maintained in lawn. f . A six-foot-high decorative wall or solid fence or solid evergreen screen shall be required along the northern 300 feet of the eastern property line .
