All lighting shall be designed to confirm direct rays to the premises , and with no spillover beyond the property . 7 . The following landscaping requirements shall be shown on the Improvement Plan or a separate Landscape Plan to be submitted to the Planning Division for approval : a . A ten-foot-wide landscaped strip , excluding curbing, is required along Golden Gate Avenue and Guernsey Avenue . The strip shall be measured from the street right-of-way line , allowing openings for walkway or driveway purposes . b. Planting may include natural features , such as rock and stone , as well as structural features including , but not limited to fountains and sculptures . Planting shall include the installation and mainte- nance of trees , shrubs , flowers , and lawn . C . Plants shall be of nursery-grown stock, according to current California nursery standards . d . All new trees shall be selected from the San Joaquin County Approved Tree List. At least 25 percent of all required trees shall have a minimum 3 inch cali- per trunk, if standard , and a minimum 1 -1 /2 inch caliper trunk, if multiple . Each caliper shall be measured 12 inches above the root ball. e . Protective six inch concrete curbs or standard con- crete wheel stops are required where planting abuts parking stalls or driveways. f . Plantings , excluding trees , shall extend no more than 3 feet above any street curb within 15 feet of a driveway or within 30 feet of a street inter- section . g . The southern portion of the project site shall be maintained in lawn . h . An automatically controlled irrigation system shall be installed.
