Based <br /> i <br /> on that review, the following conditions are recommended for <br /> inclusion with any approvals the County may grant. <br /> The applicant/owner/developer/successors-in-interest <br /> shall install frontage improvements along Guernsey <br /> Avenue and Golden Gate Avenue per City of Stockton <br /> standards. A Deferred Improvement Agreement may be <br /> acceptable in lieu of installing the improvements <br /> with the project. <br /> The applicant/owner/developer/successors-in-interest <br /> shall install a City of Stockton standard plan #38 <br /> curb-return type 25-foot wide driveway for access to <br /> Guernsey Avenue. <br /> 3 . The area of the site used for general circulation, <br /> parking and fire access shall be paved and conform <br /> with City of Stockton off-street parking lot <br /> standards. <br /> 4 . The proposed fire access drive shall be 25 feet wide <br /> with fire lane posting along both sides. <br /> We appreciate the opportunity to review this Use Permit <br /> Application and have our comments considered by the <br /> Development Committee in the final review. <br /> JAMES B.
