(4) The noise walls shall be included in the Subdivision Improvement Plans. (Development Title <br /> Section 9-1150.10) <br /> (5) The following note shall be placed on the Final Map: <br /> A. If multi-story residences are proposed to be built along the western property line of the <br /> subdivision, an interior noise study must be performed showing that interior noise levels <br /> will not exceed 45dB prior to the submittal of any building permit application. <br /> I. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Michael Callahan, 468-3000) <br /> a. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall include <br /> grading plans for each individual lots, if applicable. These improvement plans and specifications are <br /> subject to plan check and field inspection fees and must be approved by the Department of Public <br /> Works prior to approval of the Final Map. (Development Title Section 9-1000 and Resolution R-92- <br /> 814) <br /> b. If improvements referred to herein are not completed prior to recording the Final Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin to ensure the completion of <br /> improvements within one year after recording the Final Map. (Development Title Section 9-1100.30]) <br /> c. A Preliminary Soils Report is required in accordance with County standards for the purpose of <br /> determining the R-Value for the design of the roads. (Development Title Section 9-910.2) <br /> d. A grading plan shall be submitted as part of the improvement plans and approved prior to recording <br /> the Final Map. The grading plan shall contain the information listed in the UBC,Appendix, Chapter <br /> 33, Section 3309, with complete drainage details and elevations of adjacent parcels. Retaining wall <br /> details shall be submitted where applicable. Grading in excess of 5,000 cubic yards shall comply <br /> with Sections 3309.3 and 3309.4 for"Engineered Grading Requirements." Grading that disturbs <br /> more than five acres will require a National Pollutant Discharge Elimination System permit. <br /> e. Water meters shall be installed on all water services. (Board of Supervisors Order B-91-650) <br /> f. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, <br /> Caltrans Traffic Manual, and/or San Joaquin County standards and shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> g. All utilities shall be underground except power transmission facilities of 35 KV or greater. Public <br /> utility easements shall be provided along the road frontage of the subdivision and as required by the <br /> public utility companies. (Development Title Section 9-1155.2) <br /> h. Elvera Court and Tern Way shall be dedicated on the Final Map and improved to County standards <br /> for a 50-foot-wide right-of-way local residential street.
