Major Subdivision Application No. PA-0400524 is scheduled to be heard before the Planning <br /> Commission on June 2, 2005. The Community Development Department has reviewed the Major <br /> Subdivision application and responses from other agencies, and providing any outstanding issues <br /> have been resolved, will be recommending that the Planning Commission approve the project <br /> subject to the following conditions: <br /> Major Subdivision Application No. PA-0400524 was approved by the Planning Commission <br /> on . The effective date of approval is . This tentative map approval will expire on , which is <br /> three (3) years from the effective date of approval, unless (1) all Conditions of Approval have <br /> been complied with and (2) a Final Map has been filed with and accepted by the County <br /> Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section <br /> Number have been identified as ordinance requirements pertinent to this application. <br /> Ordinance requirements cannot be modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Raymond Hoo, 468-3164) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative <br /> map dated March 14, 2005. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> 1) The average lot width for all lots in the subdivision shall be equal to or greater than <br /> 60 feet. (Development Title Section 9-310.4[a][11) <br /> 2) Individual corner lots shall not have a lot width of less than fifty (50) feet. <br /> (Development Title Section 9-310.4[a][2]) <br /> 3) All parcels shall have a minimum lot area of 6,000 square feet. (Development Title <br /> Section 9-310.3[b]) <br /> c TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance: <br /> 1) The following note shall be placed on the Final Map and also shall be recorded as a <br /> separate instrument: <br /> a) The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall <br /> require an approved Improvement Plan application. RIPARIAN HABITAT: Parallel to Mormon Slough, a natural open space for riparian <br /> habitat and waterway protection shall be maintained to provide nesting and foraging <br /> habitat and the protection of waterway quality. The minimum width of said open space <br /> shall be one-hundred (100) feet, measured from the mean high water level of the natural <br /> bank of Mormon Slough, or fifty (50) feet back from the existing riparian habitat, <br /> whichever is greater. Water-dependent uses may be permitted in this buffer. The mean <br /> high water level and the edge of the riparian habitat shall be shown on the Site Plan.
