1) Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, this area <br /> is designated as a natural open space for riparian habitat and waterway protection. <br /> No development other than water dependent uses shall be permitted in this space. <br /> e. ROAD NAMES: All subdivision road names shall be submitted to the Community <br /> Development Department for approval by the Director. Contact Kimberly Wallace at 468- <br /> 0816 for road name standards. (Development Title Section 9-1150.18) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> g. NOISE WALL: The following requirements apply to this subdivision to reduce potentially <br /> significant noise impacts to a less than significant level: <br /> 1) A sound wall shall be constructed along the western property line of the subdivision, <br /> and the northern property lines of Lots 1 and 26 to meet the outside activity sound <br /> limits. The wall along the western property line shall be ten (10) feet in height, and <br /> the sound wall along the northern property lines of Lots 1 and 26 shall be six (6) feet <br /> in height. The sound wall shall be of airtight construction and have a minimum <br /> surface weight of 3.0 lbs./sq. ft. Acceptable materials include wood, earthen berm, <br /> and concrete. <br /> 2) A sound wall shall also be constructed on Lot 17 with its placement following the <br /> recommendation of the noise consultant. The sound wall shall be ten (10) feet high <br /> along the western property line and seven (7) feet high on the section that is parallel <br /> to Mormon Slough. If the wall will be an earthen berm, the location of the berm may <br /> be within the 100-foot open space area, and its direction may be modified by the <br /> Planning Director in consultation with the noise consultant. If the sound wall to be <br /> constructed will not be an earthen berm, it shall be located outside of the 100-foot <br /> open space area. <br /> 3) The incorporation of a sound wall along the western property line could have an <br /> effect on future noise levels for the existing residences located between the project <br /> site and State Route 99 due to noise being reflected off of the sound wall. In order to <br /> mitigate the increase in noise levels to these neighboring residences, the western <br /> face of the sound wall shall be treated with acoustically absorptive materials, such as <br /> the planting of landscaping (trees, bushes, or ivy) on or along the wall, or the use of <br /> sound absorptive material on the wall. <br /> 4) The following note shall be placed on the Final Map: <br /> a) If multi-story residences are proposed to be built along the western property line <br /> of the subdivision, an interior noise study must be performed showing that interior <br /> noise levels will not exceed 45dB prior to the submittal of any building permit <br /> application <br /> h. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following <br /> note shall be placed on the Final Map: <br /> All persons purchasing lots within the boundaries of this approved map should be <br /> prepared to accept the inconveniences or discomforts associated with agricultural <br /> operations or activities, such as noise, odors, insects, dust or fumes. San Joaquin <br /> County has determined that such inconveniencies or discomforts shall not be <br /> considered to be a nuisance. <br /> 3 <br />
