a. The average lot size for all lots in the proposed subdivision shall be equal to or greater <br /> than 6,000 square feet, and <br /> b. Individual lots shall not be less than 5,000 square feet in area. <br /> (Development Title Section 9-310.3) <br /> The minimum lot width for parcels in the R-L (Low Density Residential) zone is sixty (60) feet. <br /> The lot width of individual lots in a Major Subdivision may be reduced to seventy percent(70%) of <br /> the minimum lot width required by Table 9-310.3, provided the following conditions are met: <br /> a. The average lot width for all lots in the proposed subdivision shall be equal to or greater <br /> than the minimum lot width required; and <br /> b. Individual corner lots shall not have a lot width of less than fifty (50) feet. <br /> (Development Title Section 9-310.4) <br /> Residential Density Bonus <br /> Lot sizes for developments providing housing affordable to persons of low and very low income <br /> may receive a bonus incentive which provides a reduction in lot size pursuant to the requirements <br /> and provisions of Chapter 9-315, Residential Zones: Density Bonus. <br /> Requirements <br /> Development Title Section 9-315.2 states that residential developments which provide affordable <br /> housing shall receive a twenty-five (25) percent density bonus plus an additional incentive if the <br /> proposed project will create at least one of the following: <br /> a. Twenty (20) percent of the dwelling units affordable to low income households; <br /> b. Ten (10) percent of the dwelling units affordable to very low income households, or <br /> c. Fifty (50) percent of the dwelling units for senior citizens. <br /> The twenty-five (25) percent density bonus for the zoning of the project site (R-L, Low Density <br /> Residential) equates to a maximum of 7.5 dwelling units per gross acre. <br /> Incentives <br /> Development Title Section 9-315.4 states that the Director shall provide one or more of the <br /> following incentives: <br /> • Reduction in setback, <br /> • Reduction in lot width, <br /> • Reduction in square footage requirements of the lot, <br /> • Reduction in yard dimensions, <br /> • Increase in building height; <br /> • Increase in building intensity, <br /> • Reduction of ratio of vehicular parking spaces per unit, <br /> • Reduction in open space requirements; or <br /> • Reduction in fees. <br /> If the Director concludes that an incentive as specified in Development Title Section 9-315.4 is <br /> not necessary for affordability of the target units, a written finding stating such shall be made. <br /> Request For Density Bonus <br /> If a density bonus is desired by the applicant, the applicant shall submit a written request for a <br /> density bonus with the application for residential development, or with a Planned Development <br /> 2 <br />
