As part of the review of the tentative map, <br /> the Review Authority shall ensure that the proposed names are consistent with the Community <br /> Development Department's road name standards. (Development Title Section 9-1150.18) <br /> Street Trees <br /> Development Title Section 9-1020.4 states that the planting of trees along streets is required for <br /> all new residential developments as follows: <br /> • Trees shall be spaced at a maximum of sixty (60) foot intervals or a minimum of one tree <br /> per lot frontage; <br /> • For corner lots, street trees shall be required on both street frontages. The trees cannot <br /> interfere with sight distances and setbacks, <br /> • Trees shall be five (5) gallons in size, <br /> • Trees shall be located such that at fifteen (15) years of age, the crown will not encroach <br /> across side property lines, <br /> • Trees shall be located a minimum of ten (10) feet from driveways, between four (4) and <br /> ten (10) feet outside the road right-of-way; <br /> • Trees shall be chosen from the County Tree List, <br /> • Exceptions to street tree planting may be permitted on those lots where proper spacing is <br /> not possible provided the exceptions are granted by the Director of the Community <br /> Development Department, <br /> • Street trees shall be maintained by a public or private entity as stated in Development <br /> Title Section 9-1020.40), and <br /> • Required street trees, including irrigation systems, shall be completely installed prior to <br /> the final inspection of the building. <br /> Tentative Map <br /> If the applicant files a full application, a revised tentative map will be required. The revised <br /> tentative map must show the following: <br /> • New lot configurations adhering to the required lot size and width. <br /> • The square footage of each lot. <br /> • Location and placement of utility lines. <br /> • The open space setback requirement for riparian habitat along Mormon Slough. <br /> Next Step <br /> If the applicant chooses to submit a full application, it is necessary to do the following: <br /> • Submit seven copies (18" x 26") of the revised tentative map and two reduced copies <br /> (8'/:" x 11") of the revised tentative map. <br /> • Submit a Geo Technical Report. <br /> • Submit a Surface & Subsurface Contamination Report to the Environmental Health <br /> Department. Submit a receipt to the Community Development Department showing the <br /> study has been accepted by EHD. <br /> • Submit a Soils Suitability Study to the Environmental Health Department. <br /> • Submit a "will serve' letter from California Water Service verifying that water service is <br /> available. <br /> • Submit a study from an engineer verifying that there is adequate capacity to connect to <br /> the storm drain pipe at Guernsey Avenue and Hinkley Avenue to provide terminal <br /> drainage. <br /> • Submit the remaining portion of the Major Subdivision application fee. <br /> 4 <br />
