L <br /> L Octber 13,2004 <br /> NOA Project Number: E04122A <br /> This Surface/Subsurface Contamination Report discusses all work performed by NOA to date with <br /> regard to this project. The principal findings are outlined throughout the body of this text and are <br /> summarized in the conclusion of this report. <br /> LThis report has been formatted to correspond to the San Joaquin County Environmental Health <br /> Department's Sutface and Subsurface Contamination Deport Requirement Checklist, dated July 14, 2003. <br /> i <br /> 6. 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> L 1.1 Description of Site <br /> The subject property is located south of the intersection of Guernsey and Anteros Avenues,north of <br /> Mormon Slough,in Stockton. The property consists of three adjacent parcels,APN 157-140-10,-40, <br /> and -51, totaling 6.667 acres. Two residences are currently located along the Guernsey Avenue �/• <br /> boundary of the subject property;the remainder of the property is former orchard and vacant land. <br /> LAccording to the San Joaquin County Community Development Department web site, the subject <br /> property is zoned R/L, low density residential. This zoning designation "is intended to provide for 0 0 <br /> L neighborhoods consisting of detached,single family residences located within or immediately adjacent <br /> to population centers which have public services" (www.co.san-joaquin.ca.us, 2004). <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of the <br /> subject property are attached to this report as Appendix B. <br /> L1.2 Proposed Development <br /> Ms.Batres indicated in her responses to our environmental questionnaire that the subject property will <br /> be subdivided into 50 lots,which will be re-zoned high-density residential <br /> i. <br /> 2.0 PAST, PRESENT,AND PROPOSED FUTURE USES <br /> L2.1 Recorded Land Title Records <br /> LA chain of title report not was provided by the client for NOA's use in preparing this report. <br /> 2.2 Aerial Photographs <br /> L Aerial photographs depicting the subject property dated 1937,1952,1963,1975 and 1983 were reviewed <br /> at the San Joaquin County Surveyor's Office in Stockton,California.
