PC: 3-7-91 <br /> ZR-91-6/SU-91-8 <br /> dwellings on the site would be compatible with the <br /> existing uses in the area. <br /> FINDINGS FOR MAJOR SUBDIVISION <br /> 1. The proposed map is consistent with applicable General and <br /> Specific Plans. <br /> • This Finding can be made because the proposed map is <br /> consistent with the residential policies of the General <br /> Plan and with the Low Density Residential designation of <br /> the General Plan Land Use/Circulation Map. <br /> 2 . The design or improvement of the proposed subdivision is <br /> consistent with applicable General and Specific Plans. <br /> • This Finding can be made because the number of lots <br /> proposed is within the density range allowed under the <br /> Low Density Residential designation of the General Plan, <br /> and adequate traffic circulation is provided. <br /> 3 . The site is physically suitable for the type of development. <br /> • This Finding can be made because the site is relatively <br /> flat and can accommodate the 38 units as proposed. <br /> 4 . The site is physically suitable for the proposed density of <br /> development. <br /> • This Finding can be made because the tentative <br /> subdivision map illustrates that the site can accommodate <br /> 38 residential lots. Public water, sewer, and storm <br /> drainage will be made available. Each lot in the <br /> proposed subdivision will meet the width, area, and <br /> setback requirements specified in the R1-U zone. <br /> 5. The design of the subdivision or the proposed improvements are <br /> not likely to cause substantial environmental damage or <br /> substantially and avoidably injure fish or wildlife or their <br /> habitat. <br /> • This Finding can be made because no adverse environmental <br /> impacts were identified in the analysis of this project. <br /> No unique wildlife habitat has been identified on the <br /> project site. <br /> 6. The design of the subdivision or the type of improvements is <br /> -5- <br />
