Stockton. <br /> APPLICANT : Darrell Winchell APN: 157-140-40, 41 , 16, 17 <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area . <br /> Guernsey Avenue has an existing right-of-way width of 50 feet , <br /> and a planned right-of-way width of 50 feet. <br /> THE FOLLOWING COMMENTS AND RECOMMENDATIONS ARE FORWARDED FOR YOUR <br /> CONSIDERATION, CONCERNING THE APPROVAL OF THIS APPLICATION. <br /> ORDINANCE REQUIREMENTS : <br /> 1 . All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specification must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. <br /> 2 . If improvements referred to herein are not completed prior to <br /> the approval of the Final Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one ( 1 ) year after filing <br /> the Final Map . <br /> 3. All streets in the subdivision shall be dedicated and <br /> improved to County Standards for a 50-foot right-of-way <br /> urban subdivision street. <br /> 4 . Guernsey Avenue shall be improved on the subdivided side to <br /> County standards for a 50-foot right-of-way urban street. <br /> 5. Street lighting shall be provided for the subdivision and the <br /> frontage of Guernsey Avenue. <br /> 1 <br />
